Borstein Enterprisers has acquired DYAD South Bay, a 116,220-square-foot workplace campus in Torrance, Calif. Westport Capital Companions LLC offered the portfolio for $24.7 million.
Colliers brokered the transaction, representing each the vendor and the client. On the time of the sale, the campus was 92 % occupied.
The portfolio encompasses two buildings, comprising 59,700 and 56,500 sq. ft. Accomplished in 1983, the two-story buildings function two convention rooms, outside area, elevators, managed entry and floor parking with a ratio of 4 areas per 1,000 sq. ft.
Westport utterly renovated the DYAD South Bay campus in 2020. The enhancements included upgrades to the lobbies, corridors, loos, amenity rooms, lighting, facades, landscaping, ADA and outside lounge area.
The workplace buildings are situated in an Alternative Zone, at 19700 and 19750 South Vermont Ave. The campus is near the intersection of Interstate 405 and Interstate 110, which give easy accessibility throughout the Los Angeles metropolitan space. Martin Luther King Jr. Hospital, Del Almo Plaza and Los Angeles Worldwide Airport are inside a 11-mile radius.
The Colliers crew was led by Senior Govt Vice Presidents Steve Solomon, Ryan Plummer and Mark Schuessler, Vice Chairman Sean Fulp, and Inventive Workplace Specialist Kristen Bowman. The brokerage agency has not too long ago been appointed because the unique workplace leasing agent for the Fuel Co. Tower in downtown Los Angeles.
